The May 2026 Collin County housing data is out — and the story is more encouraging than last month.

According to the MetroTex Association of Realtors May 2026 Housing Report:
- Median home price: $475,000 — down just 1.0% compared to May 2025
- Active listings: 6,548 — up 1.8% year over year
- Closed sales: 1,741 — up 1.3% year over year
- Days on market: 55 days to sell, 33 days to close, 88 days total
- Months of inventory: 4.5 months
How May compares to April
The month-over-month improvement is significant for sellers:
- Median price jumped $11,100 from April to May
- Year-over-year price decline shrank from 3.4% in April to just 1.0% in May
- Homes are selling 9 days faster than last month
- Closed sales increased nearly 13% from April to May
What this means for sellers
Three things stand out in this data.
First, prices are stabilizing. The year-over-year decline narrowed dramatically from April to May — from 3.4% down to just 1.0%. That’s a meaningful shift in the right direction for sellers.
Second, buyers are active. Closed sales are up and homes are selling faster. The market isn’t frozen — motivated, qualified buyers are out there and transacting in Collin County right now.
Third, inventory is still rising. At 4.5 months of inventory — slightly higher than April’s 4.2 — buyers have more choices than a year ago. This means presentation, pricing, and marketing still matter more than ever. A well-priced, well-presented home will outperform the market. An overpriced or poorly marketed home will sit.
The $500,000–$749,999 sweet spot
The largest market share in Collin County — 29.4% of all activity — is in the $500,000–$749,999 price range. If your home falls in this range, you’re in the most active segment of the market right now.
